Ohana is a 67-apartment development on the corner of Beach Road and Herarde Street, built and developed by Core Developments on the Batemans Bay foreshore. Rising six storeys to 22 metres, the building offers one, two and three-bedroom apartments across five layouts, double-storey two-bedroom homes and a four-bedroom penthouse, along with a rooftop garden and pool. Undulating, articulated facades and generous balconies take in views north to Pinnacle Point and across Batemans Bay Marine Park.
CPS worked with Core Developments to pump, place and finish the concrete structure at Ohana. Our crews delivered the basement, ground floor and suspended slabs through all six levels, including the rooftop pool and garden deck, where falls, set-downs and load-bearing slabs had to suit the waterproofing and landscaping above.
The stepped building form and articulated facade meant edge conditions and setting out changed floor to floor rather than repeating, and the coastal setting brought its own demands on concrete durability and cover. Working on a tight corner site with two street frontages on the Batemans Bay foreshore, CPS planned pump positions and pour windows around local traffic and neighbouring properties, supporting Core Developments in delivering the South Coast’s first luxury apartment building.
